Location

It couldn’t be more central: the Koenigshof is located directly on Stachus, one of Munich’s liveliest squares. From here, you can reach the old town, Marienplatz or Kaufingerstraße in just a few minutes on foot – perfect for shopping, sightseeing or simply drifting around.

You also have excellent cultural connections: Sights, restaurants, cafés and bars are all in the immediate vicinity. Karlsplatz is also one of the city’s most important transport hubs – subway, S-Bahn and streetcar lines run in all directions from here.

Arrival

From Munich Airport, you can reach the Koenigshof in around 35-45 minutes. The most relaxed way is by cab or private transfer. Alternatively, the S-Bahn (S1 or S8) will take you directly to Karlsplatz – without changing trains, so it’s pretty straightforward.

If you are traveling by car, please note: Parking in the city center is limited, but there are parking garages in the immediate vicinity. Hotel guests can also park in the hotel’s own underground garage for 55 euros per day and get valet parking for free. However, you don’t really need a car here for a short city trip anyway.

We arrived at Munich Central Station by train and decided to simply walk the short distance to the hotel in beautiful, sunny weather and after just four minutes we were already right in front of the entrance.

Check-in


As we arrived at the hotel, we were greeted warmly at the front door, briefly welcomed, asked for our names and then accompanied to the actual reception desk on the 3rd floor. On the way there, we already learned some interesting details about the hotel before we were finally greeted by name at the check-in desk upstairs.

The check-in itself was extremely friendly and professional. We were informed about all the additional benefits of our Marriott STARS rate and were also able to choose a welcome drink. With the two glasses of champagne (Ruinart!), we were also given two hot, fragrant towels (which will be cold in summer, by the way!).

Our upgrade and the hotel credit of USD 100 were confirmed again, as was the reservation of the free two-hour stay in the private spa, which is exclusively included when booking through us and otherwise costs a hefty EUR 500.

The whole process was very calm, friendly, relaxed and very thoughtful. In fact, it even took us a little too long, but honestly, this check-in was one of the best we have ever experienced.

Koenigshof at a glance

Hotel Koenigshof Munich is one of the city’s most exciting hotel projects – especially if you know the history behind it. Originally built in 1818 and repeatedly renovated, the traditional hotel on Stachus was demolished in 2019 and completely rethought. The reopening took place in June 2024. Since then, the hotel has been a modern luxury hotel with a clear design line and international standards.

Architecturally, the new building focuses on striking, almost sculptural forms with a façade that deliberately contrasts with the classic Munich cityscape. Inside, things are much calmer: lots of natural stone, warm wood tones and a very minimalist, elegant design concept that runs through all areas.

The hotel is spread over 9 floors, with the public areas deliberately located at the top – a concept that is not often seen in Munich. The reception is not traditionally located on the first floor, but on the 3rd floor, which creates a completely different feeling of space as soon as you arrive.

The rooms and suites are located on the middle floors and are oriented in such a way that many of them offer a view over the Stachus or the rooftops of the city. The higher up you are, the better the view, of course. Despite its central location, the hotel manages to exude a special tranquillity – the hotel has dedicated itself entirely to its own motto: Stachus Serenity

On the third floor, adjacent to the reception, are the two café areas The Golden & The Green. However, the top floor is a real highlight: here you will find the Greta OTO restaurant and bar with sweeping views over Munich. A very special atmosphere is created here, especially in the evening – city lights & sunset with high-quality food and delicious cocktails.

Overall, the Koenigshof is a modern design hotel with focus on tranquillity, architecture and location. This is exactly what makes it so special – and one of the most exciting addresses in Munich.

Suite

As always, we had booked the cheapest room at the Koenigshof Munich – in this case a deluxe room. We also still had a Suite Night Upgrade Certificate left, which we used for this special hotel. To our great delight, the upgrade to the Panorama Suite was already confirmed six days in advance!

So let’s take a closer look at Suite No. 500 together.

Entrance

As soon as you enter the Suite, you will find yourself in a small entrance area. To the left behind the room door is a wardrobe which is ideal for storing jackets and there is also a dressing table and a guest toilet.

Welcome

After the perfect check-in, we had hoped that our welcome gift would be waiting for us as we arrived in the Suite. Unfortunately, this was not the case. After walking around Munich for a while, there was still nothing in the room at 4:30 pm. However, after a quick phone call, a really impressive welcome gift was brought over a few minutes later.

In addition to a small bottle of Ruinart champagne, it consisted of a small piece of Koenighof cake, a tin of the company’s own tea, a thank-you card and a really nice, high-quality notebook.

Living room

A few steps further into the Suite and you are in the spacious living area. There is a dining table with a corner bench and chairs immediately to the left which is a very comfortable place to sit, eat and also to work, as there is no dedicated desk in this Suite.

On the right, in an open highboard, is the minibar, which is surprisingly included in the room price. The capsule coffee machine with the corresponding nepresso capsules, glasses, the ice bucket, tea, snacks and mixing utensils are located in the upper, open area. In the fridge below you will find soft drinks, beer, juices and water, as well as milk, chocolate and spirits. Additional crockery and a bottle of red wine are stored in the drawers next to it. In fact, you can really just consume everything for free – at turndown and during room cleaning, the stock is simply replenished. This is even better than in the Andaz hotels, where the minibar can only be used once free of charge!

Further towards the window is a cozy sofa with table and armchairs. Here you can comfortably watch TV and relax with friends or family.

The light switches are very clearly labeled, but I didn’t understand how to operate them for all the time we stayed in the room. You can press either side of the switch and they then light up red or green. With red, nothing happens – with green, what you have selected happens. But when exactly the switch lights up green is completely beyond me.

The window front runs along the division between the living and sleeping areas. The windows are super well insulated and the noise from the Stachus and the streetcar only penetrates very, very quietly into the Suite. In addition to the air conditioning, large flaps can be opened at the side of each window to allow fresh air from outside into the room. Besides the two curtains with different levels of light transmission, there is also the option of having light protection blinds or black-out blinds outside the windows lowered.

Bedroom

Once you have turned the corner, you are already in the sleeping area. The large king-size bed is really very comfortable and offers both sleepers two pillows of the same size but different firmness, as well as a shared light but very cozy comforter.

There is also the option of having an additional foam cushion brought in. We tried this, but were quite disappointed. Although the pillow was ergonomically shaped and basically comfortable, it was a maximum of 7 cm high at its thickest point and therefore far too flat to really sleep on well. It’s a shame really – the effort was made, but for some reason the choice fell to a not really good product.

On the left-hand bedside table is the telephone with notepad and pen. On the right you will find an analog alarm clock, the remote control and also a Bosebox. On both sides of the bed there are charging options next to the light switches and reading lamps.

And of course there is a really enormous TV set installed on the wall opposite the bed.

Cupboard

There is a kind of walk-in closet located between the sleeping area and the bathroom, which it is equipped with closed built-in cupboards. In the two cupboards you will find bathrobes and slippers as well as an ironing board and iron, a safe, a whole box with utensils for shoe care, a bag and everything you need to have your clothes cleaned at the hotel. Opposite the lockers is a marble bench that can be used to sit on or as a luggage rack.

Bathroom

The really spacious bathroom has a washstand with two basins to the right of the door and all imaginable additional amenities in addition to the soaps and body lotion – both from Byredo, Le Chemin. The hairdryer is in the drawer below the washbasins. Straight ahead and opposite the bathroom door is a bathtub, which of course also offers bath salts and a Loofa sponge besides the regular care products. Next to the bathtub is the toilet in a separate room and at the far end of the room is a super large walk-in rain shower with handheld shower head.

View

What’s really great, of course, is that the Suite faces directly onto Stachus and you have an incredible view of the square and the hustle and bustle below. This view is truly unique!

Turndown

A 5-star hotel like the Koenigshof in Munich naturally also offers its guests a turndown service, where the room is prepared for the night in the evening – usually while the guests are at dinner.

Unfortunately, upon us returning from dinner at around 9 pm, our room had not yet been prepared. Too bad for us, as we actually wanted to make ourselves comfortable and enjoy the Suite at this point. After checking back with reception, the housekeeping team appeared about five minutes later and rather awkwardly placed water, glasses and small chocolates on both bedside tables, pulled the comforter up a little and closed the curtains.

However, what was not done: the minibar was not refilled, the used towels in the bathroom were not replaced and used amenity items were unfortunately not replaced either. In addition, the bed was not made again and the blackout blinds were unfortunately not closed.

Of course, all of these are absolute luxury problems – we are fully aware of that. Nevertheless, the Koenigshof makes a service promise that should be kept, especially with the really rather expensive prices the hotel charges.

Hotel activities

Fitness Center

The well-equipped gym is located on the first basement floor. Here you will find state-of-the-art cardio and muscle-building equipment as well as a free weights area. Around the corner is another small room where you can find cattlebells and other equipment. You can also help yourself to fruit, cold towels and water at the small counter in the entrance area – towels are also provided, of course.

Private Spa

The real, albeit somewhat hidden, highlight of the Koenigshof is the private spa. Suite guests can enjoy this exclusive experience free of charge, while everyone else has to pay a hefty price of 500 euros for a two-hour stay. Thanks to our booked rate though, we were also able to use the spacious, two-storey private spa for two hours free of charge.

Upon Check-in, it was mentioned that we could use the spa and our previously reserved time was confirmed. We then received the access card in advance during the Epicurian Moment.

The entrance area with its own toilet is designed like a cozy living room – a delicious fruit platter was already waiting for us in the small kitchenette to the right.

Further to the right are the sauna, double showers and a toilet.

At the top of the stairs, things get really impressive: one floor up, a spacious swimming pool with a huge sofa area awaits you. The large panoramic windows offer a breathtaking view over the rooftops of Munich.

This experience is truly unique and was a real game changer to us. The opportunity to have such an exclusive and large spa area all to yourself is simply fantastic. We really enjoyed swimming, relaxing and letting our gaze wander over Munich.

As a little fun fact, we need to mention that it was even possible to play your own music on the built-in speakers via a pairing interface – really cool!

Special features

Koenigshof offers The View, an event space located on the 9th floor, which can accommodate up to 90 people in addition to a fantastic view over the Stachus and the rooftops of Munich.

There is also a smaller area called The Studio right next to reception, which can accommodate up to 20 people. If there are no events taking place, you can as well work there and for Early Bird guests there is also a coffee machine available before the breakfast restaurant opens, which can be used free of charge.

So you can organize everything from weddings and receptions to conferences here.

Restaurants

GRETA OTO

The heart of the Koenigshof’s culinary delights is right at the top – in the truest sense of the word: the GRETA OTO restaurant is located on the ninth and top floor. This is where Latin American cuisine meets modern fine dining – inspired by the Amazon, the dishes are designed to be shared, so you can have a real experience here with your family or friends. The room is flooded with light during the day and much more atmospheric in the evening – with a view over the entire city.

GRETA OTO Bar

Directly in front of the restaurant – and just as spectacularly located – is the GRETA OTO Bar. Here, you can watch Munich’s chic crowd in their natural habitat and enjoy themselves. You can observe the typical local “Bussi-Bussi” society as their members are continuous come and go in this place.

Personally, however, the vibe here didn’t really grab us – the guests were too chic and generally not relaxed enough for us to have a really nice and easy evening at the bar.

As we returned to the hotel after dinner and wanted to treat ourselves to a Cocktail to round off the day, we were initially told at the bar reception that unfortunately there were no more free tables available – the Bar was full and could only seat around 25 guests anyway. It was only after the employee asked again whether we were hotel guests which we confirmed, that a free table was found.

In principle, it is of course absolutely fine to always keep a table free for hotel guests – but there was a clear communication problem here. At first, we felt pretty much left standing there and were not offered any alternatives. In the end, everything worked out, but it still left a rather stale aftertaste.

The Gold

Elegant, quiet and with a touch of living room feeling, the Lounge is located on the third floor and opens onto a terrace with a view of the Stachus. Perfect for a relaxed lunch, a coffee in between or an early aperitif.

The Epicurian Moment, which is now common at many Luxury Collection Hotels, is actually served in The Green at the Königshof – but as it was already full there, we moved here without further ado. As we checked in, we were given a voucher inviting us to take part once. At 3 pm, guests can taste the Koenigshof cake and the soothing tea specially developed for the house motto Stachus Serenity. We received a very friendly welcome and were given detailed explanations about all parts of the experience.

The Green

Right next door – and yet with its own character – is The Green. This room is quieter and almost a little secluded, with many references to the Black and Bavarian Forests.

The focus here is on small snacks, local specialties and above all: tea time. Homemade cakes, their own tea blends and a very relaxed atmosphere make the spot perfect for a break in the middle of the day.

Terrace

The Koenigshof also has a terrace alongside Greta OTO bar and restaurant, which operates independently and offers a menu of small bites and delicious drinks with a fantastic view from lunchtime. The terrace is only open in summer until late in the evening.

Breakfast

Here at the Koenigshof, breakfast is served in the hotel’s own all-day dining restaurant, Greta OTO. Quickly asked for our room number at the entrance, we were then kindly escorted to a table of our choice. Of course, the seats right by the windows are particularly popular here – the view really is fantastic! And the fact that the hotel has decided to place the restaurant and bar at the top rather than the most expensive Suite is really great and unusual!

At the restaurant itself, we were given a small menu and told that all the available hot dishes could be found on it. The cold dishes and drinks are laid out in a small but nice buffet. We ordered porridge and an Egg Benedict, which arrived rather quickly and were both delicious.

However, I have to say that this breakfast lacked a little of the exclusivity that should actually come with the price of the overnight stay. Everything was yummy, good quality and nicely presented, but it wasn’t exclusive. So in our opinion the hotel needs to step it up a notch.

Check-out

The check-out was again super friendly and this time really very quick. Everything was prepared and the invoice was sent to us by email and printed out without any problems. We were once again asked how our stay was and whether we needed any assistance with our departure.

Costs

Upon writing about the cost of this one night at the Königshof is really gets somewhat exciting!

We booked the Marriott STARS rate and paid a hefty 509 euros in total – for the cheapest room, mind you. The upgrade to the Suite was possible due to our status and the Suite Night Upgrade Award we had used. Breakfast was also included in the rate and would also be free as a status member.

However, the free 2-hour use of the private spa was only possible because of the special rate booked which you can’t book yourself, but have to go through our portal if you want to take advantage of this benefit. We also had 100 USD hotel credit via the rate, which we used to have a few Cocktails in the bar in the evening.

And we were also lucky enough to be able to take advantage of an offer via our Amex Platinum Card that automatically credited back 100 euros when paying for Marriott hotel stays worth 500 euros and above. So if you are also interested in such a credit card, you can currently also get it through us and even earn a decent points bonus!

So we really got the most out of this stay.

Departure and onward journey

On the way out, we passed the Bellboys on the ground floor again, who also asked us if we needed any help with our departure and handed us a water each for the journey back home.

Conclusion

The Koenigshof in Munich is really a great hotel! We felt at home from the moment we arrived until we checked out. Some things, such as the timing of the turndown and the provision of the welcome gift, still need to be improved. The same goes for the welcome in the bar. Otherwise, the service was good, if not perfect. The hotel has a lot of young talent that certainly still needs to be polished – but then will shine all the more. I am convinced of that. Here and there, things are not yet running as smoothly as they should after a good 2 years of operational work. But that is certainly also due to the current circumstances.

Nevertheless, the Koenigshof has rightly established itself as one of the most exclusive addresses in the city. The move to join Marriott’s Luxury Collection was certainly a smart one. Here, the hotel can perfectly develop its individuality and still score points. The small but fine details are definitely there and are also a lot of fun. But the real highlight is definitely the fantastic private spa and the associated experience! Incredible – and a game changer for us! We will definitely be back!

Accordingly, we can recommend the Koenigshof in Munich to guests who enjoy the small details, a bit of Munich chic and, above all, lots of design. We tend to see single and business travelers here, as well as couples of all ages. However, families with small children are really not too well placed here. The hotels motto of the Stachus Serenity and the associated philosophy of being a haven of peace amidst the hustle and bustle of Munich’s city center would be rendered absurd by the presence of small children running around and screaming. Not that people under a certain age are forbidden – I simply wouldn’t do it as a parent. There are certainly better alternatives!

On our EVRYWHRE internal scale, we place the Koenigshof in Munich in the luxury segment. We have strong tendencies towards top notch here, but there is still a lot of polishing to be done in some areas – but with a little work, this is definitely possible.

However, we then deduct one point each for the poor turndown service experience and another point for the general service, which is okay, but not really good enough for a 5-star hotel of this price range.
